Permission is hereby granted to the owner of the property identified below, currently, CORE EQUITY II LP (the “Owner”), to install, own, and maintain an encroachment at the Property, as follows: Encroachment Description: Property: 1000-52 Frankford Ave, Philadelphia, PA 19125 D/B/A Mamajuana Cafe Philly A total of four (4) tables and sixteen (16) seats for a sidewalk café and a proposed fence will be located along the west sidewalk of Frankford Avenue and the north sidewalk of Laurel Street along the property line of 1000-52 Frankford Avenue written in three parts: Part 1 One (1) tables and four (4) seats will be located adjacent to the building of 1000-52 Frankford Avenue and will encroach a distance of approximately six feet three inches (6’-3”) towards the east along the west footway of Frankford Avenue starting from a point approximately thirty feet one inch (30’-1”) north of the Laurel Street north curbline to a point approximately six feet ten inches (6’-10”) farther north leaving a minimum seven feet eleven inches (7’-11”) of clear unobstructed footway.
